Pedestrian access connects the building to basic services including Whole Foods, Sur La Table, Specialty’s Café, Books Inc., Furniture Discounters, Gold’s Gym, Biltmore Hotel @ Suites Santa Clara, Bamboo Leaf, U-Haul Dealer, and Grace Adult Daycare. 

 
 Building Design  

  • After a thorough assessment by the design team, 97% of the existing building’s walls, floors, and roof were retained in an effort to reduce waste and minimize the environmental impact of the building renovation.
  •  The benefits of new insulated glazing throughout the building will not only be seen in the utility bill but also in occupant comfort. Furthermore, 98% of regularly occupied areas will have direct views to the outside, creating an uplifting and stimulating working environment.
  •  Exterior retreats for building users are located adjacent to office space on both the first and third floors. These outdoor gathering spaces provide places for both work and social activity. Amenities of the spaces include a fire pit, built in glass writable work surfaces, conference sized tables, and a variety of seating opportunities – all under the existing redwood canopy.
  •  Recycled materials are used when possible including wood reclaimed from the Transbay Terminal Building in San Francisco. This beautiful wood clads the interior lobby walls, playing a leading role in the resource efficient but modern interior atmosphere.
  •  A comprehensive signage program built into the building's spaces educate occupants and visitors about the benefits of green buildings.
  •  75% of the project’s waste during construction was recycled and diverted from the landfill. 

 
  Building Systems Design  

  •   The electrical systems have been designed to anticipate and benefit future tenant build out needs, allowing for flexibility in occupancy over time.
  •  Occupancy sensors and LED fixtures throughout ensure minimal electrical and maintenance demand from the building’s interior lighting. Exterior site lighting on timers provides and efficient means to achieve maximal coverage for safety and security.
  •  Water use has been reduced 35% below the baseline through the use of efficient fixtures in the restrooms.
  •  Indoor air quality has been improved with all new mechanical systems, surpassing code required ventilation rates by 30%. 

 
  Site and Landscape  
 

  • Both bike storage and showers are located on site for commuters as well as employees who want to take a lunch time jog along the adjacent San Tomas Aquino Creek Trail, a feeder trail to the San Francisco Bay Trail.
  •  Parking is provided with preference for low emitting and fuel efficient vehicles. Infrastructure has been built in for future electric vehicle charging stations.
  •  A water efficient landscape of drought tolerant and native plants help reduce outdoor water usage by 50%.
  •  The existing grove of mature redwoods is complimented by a shade tolerant low water use understory, mimicking natural growth in local redwood forests.
